Discovering a New Path: From YouTube to Federal Contracting

The Journey Begins

In 2018, while recuperating from ankle surgery, I found myself with more time on my hands—time that I devoted to learning. YouTube became my classroom, where I stumbled upon Eric Coffey, a figure who would become pivotal in my journey. Intrigued, I enrolled in his free course, which quickly led to an offer for a premium course. Skeptical and cautious after a distressing scam that cost me around $3,000, I hesitated. It was after this experience that I swore off anything that wasn’t free. Little did I know, my path was about to take an unexpected turn.

Venturing into Contracting

Despite my initial reservations, I kept researching. By sheer happenstance, I attended a convention in Miami where I met Eric face-to-face. This wasn’t just a coincidence; it was the serendipitous moment that would redefine my business aspirations. After asking him a ton of questions and realizing the wealth of knowledge I was missing out on, I finally opted to purchase the premium course. This marked the turning point of my learning curve.

Building a Strong Foundation

As I dove deeper into the intricacies of federal contracting, I realized that preparation was key. I established my company, LJB Development, specializing in federal contracting. We serve the New England area and are gradually expanding into Pennsylvania, New Jersey, and Upstate New York. At that time, it was just me and a handful of employees, but I was determined to build a solid operational structure.

I quickly discovered that the road was anything but smooth. Securing my first federal contract came with its challenges. I started with a simple under-$25,000 fencing job through the U.S. Army Corps of Engineers. The experience forced me to refine my capability statement and lean heavily on networking, particularly through platforms like LinkedIn. I connected with a fencing manufacturer who provided me with top installers, which became a key aspect of our successful bid.

The Emotional High of Winning

On May 7th, 2019, I received the email confirming that I had won the contract. It was surreal—just three days after meeting Eric. The feeling of seeing my name on a government contract was a mix of disbelief and elation. I immediately called my team, sharing the good news, which was a pivotal moment for all of us.

Learning the Hard Way

As we began the project, I quickly understood that even a minor job like a fence replacement required meticulous attention to detail. We had to submit an Activity Hazard Analysis and numerous safety documentation. Thankfully, with a solid safety officer on board, we were well-prepared. However, there were hiccups—a small error about leaving a gap in the fence—but we managed to resolve it without extra costs.

Gaining Momentum

Winning my first contract boosted my confidence significantly. Soon after, I found myself bidding on larger opportunities, including a $165,000 contract. Yet, the challenges of competitive bidding loomed large. Many companies started offering very low bids, which put immense pressure on newcomers like myself. In retrospect, I realized I wasn’t as contract-ready as I thought—I was still figuring out how to balance competitive pricing with quality service.

Adapting and Growing

Fast forward to 2021, my company has evolved dramatically. We’ve picked up additional contracts, including a project with the Veterans Affairs Department. Aiming for a robust pipeline, we’re also eyeing a massive $750 million job for the future. The work involves navigating complex relationships, understanding contracting nuances, and continuously assessing how we can better position ourselves within the market.

Emphasizing Preparation

Reflecting on my journey, I recognize the importance of being prepared. Whether through documentation or understanding the nuances of each project, I learned that constant readiness alleviates pressure when opportunities arise. For instance, our groundwork in acquiring essential paperwork and having our back-office team prepped paid off enormously when we finally landed contracts.

Embracing Risk and Reward

The entrepreneurial journey has taught me to be comfortable with calculated risks. It’s about assessing your life situation, your financial stability, and weighing whether you’re in a position to fully commit to a business venture. For some, that may mean pursuing a stable job instead of diving headfirst into entrepreneurship. It’s crucial to know what you’re really getting into before making such significant life changes.

Building a team was no less important than securing contracts. My employees embody a commitment to the shared mission and vision; they wear multiple hats, embodying the spirit of teamwork. Together, we create a transparent work environment where open communication prevails, fostering growth and encouraging a culture of trust.

As I continue on this journey of federal contracting, I remain focused on setting up new partnerships and leveraging every learning opportunity along the way. My story is one of resilience, adaptability, and an unyielding pursuit of success, which many aspiring contractors can resonate with and learn from.
